GRM (Gross Rent Multiplier)

Definition

The ratio of property price to annual gross rental income. A quick metric to compare relative value between properties.

Formula

GRM = Property Price / Annual Gross Rent

Example

$300,000 / $30,000 annual rent = 10 GRM. Lower is generally better.
